The STRUCTURE team was engaged by Warren Averett CPA’s for this second project, following a successful tenant representation relocation in Pensacola, FL. This project was a consolidation and re-design in response to rapid client growth in one of the fastest-growing regions in the United States: Baldwin County, AL, located between Pensacola and Mobile. As part of the project, we set up a small executive office in Mobile, AL for WA team members to work remotely and meet with clients.

Our brokerage team, similar to the Pensacola project, began by timing the existing leases to allow for a seamless relocation to the consolidated office in one single move. We then moved on to the site selection component, analyzing workforce commute data, client location data, and office availability in the market. After surveying and touring a shortlist of sites, we issued a Request for Proposals (RFP) with deal terms and negotiated with two top locations, conducted financial comparisons, and then selected the awarded site.

At this stage, we collaborated with WA project managers to assemble an internal project team. This team included an architect with interior design experience on multiple WA projects in the southeastern U.S., a general contractor with local market and building experience, the property management group to ensure infrastructure aligned with the vision and budget, and finally, the furniture vendor to provide equipment that seamlessly integrated office functionality.

We secured over half a million dollars from the landlord in Tenant Improvement funding and more than 90 days of rent abatement at the start of the lease to offset moving and administrative expenses for WA. The final result included: (i) the consolidation of multiple offices into one central location, and (ii) the modernization and increased productivity of the office layout, snf (iii) overall rent reductions over a 10-year period.
