The STRUCTURE and ICON Collective team, working closely with the tenant, created a game plan to help them:
i) reduce office space,
ii) improve layout efficiencies,
iii) upgrade the quality of office space,
iv) and ensure the location aligned with the overall business objectives and makeup of their Tallahassee office.
Our brokerage team collaborated with the tenant to conduct a geospatial analysis, identifying market options by evaluating travel patterns, drive times, and availability. Once these factors were determined, we completed a space utilization worksheet and space programming analysis to identify size ranges and layout for the new office. From there, we combined the location and size to create a functional working list of market options, allowing us to send out proposal requests that included a prototype for layering the space program onto each shortlisted building’s available floor plan.
Final Results:
Reduce Office Space Size: Reduced office size from an underutilized 27,300 sq. ft. to an efficient 11,200 sq. ft. (a 58% reduction).
Improve Layout Efficiencies: Decreased square footage per FTE from 330 sq. ft. to 140 sq. ft. (national average is 180 sq. ft./FTE; Tallahassee average is 225 sq. ft./FTE).
Upgrade Office Quality: The relocation to a new, build-to-suit Class A office space, from a second-generation Class B space, was made possible by reducing operating costs through the significant reduction in total office space.
